Woman of the Week: Leslie Woo

Leslie Woo, Metrolinx’s Chief Planning Officer, approaches everything with curiosity. With an extensive background in both the private and the public sector, Woo is the kind of person who will move to a new position to fill an education gap and learn how everything connects. She calls it design or systematic thinking, something she acquired through her architectural background.

“Every time I twisted and turned in my career, it was because fundamentally, in my work, I identify something that drives me to solve some other underlying problem somewhere else,” she said.

Woo grew up in Trinidad with a middle class family surrounded by poverty, something she says is one of the reasons why she went into architecture and urban planning — to give back to the community. Architecture, Woo said, is an “interesting bridge between community and planning.” Her mother, who was interested in interior design, encouraged Woo in her love of math, art, and language, leading to a study abroad in in Canada.

When she arrived in this country, she found a hostile climate and a foreign landscape. Even the language was difficult, as she had a thick accent. But, Woo pushed through the culture shock, falling in love with environmental studies and city building.

“In reflection, everything in my life and career is about creating roots and being grounded and establishing a place for myself and for my kids and family,” she said. “This interest in urbanity and quality of space and access, that’s where it comes from.”

Woo’s career is extensive. Prior to joining Metrolinx, she worked with the Waterfront Regeneration Trust as well as Waterfront Revitalization, helped shape the Greater Golden Horseshoe Growth Plan with the Ontario Growth Secretariat, and acted as strategic policy director for the Ministry of Training Colleges and Universities.

At Metrolinx, Woo developed a large and expanding portfolio. She is responsible for the long-term vision of the provincial transit agency, based on The Big Move, a vast plan to create one of the “largest and fastest-growing urban regions in North America.” She is responsible for $31 billion worth of capital public investments and drives corporate sustainability and innovation.

“I don’t know that I have a love for transit planning to be honest,” she said. “I have a love for city building, and you can’t build a city without mobility. This job has changed three, four times as the organization has grown, as we have continuously demonstrated our capabilities and our expertise, and we have been rewarded to be a larger contributor to the success of the region. That energizes me. Transportation planning is part of the puzzle I have spent the last 10 years trying to solve.”

She is currently leading the 2041 Regional Transportation Plan, which will build on the foundations created between 2008 and 2018, and help create a fully integrated transportation system across the province. Woo says her biggest challenge was to separate herself from the original Big Move plan and take an objective view, focusing on fresh ideas. The first round of consultations has just finished.

“The people using the system, municipalities and public, they have real insights that are important,” she said. “Now we are focused on the ‘how’ – we feel like what we’ve got is a strong validation of the ‘what’ – the direction, the vision. The ‘how’ is about who is making the decisions, how will you prioritize, how will you develop the evidence, where is the money going to come from, what is the role of municipalities?”

In addition to her work, Woo is deeply interested in mentoring and building up women. She said she was blinded about the gender divide in her early career, as a woman from a matriarchal family. But then, she took part in The Judy Project, an executive program within the Rotman School of Management in Toronto that helps prepare women for executive and CEO positions. The program really opened her eyes to the challenges women face in business.

For example, she said data showed that when someone was meeting a woman for the first time, they judged them 60 per cent on how they looked, 30 per cent on how they sounded in terms of their voice, and only a small percentage of what they actually said. “That for me was disturbing but really helpful in how I speak with other women,” Woo said. “It’s a great time to be a woman right now, but it is going much to slow.”

She continued her development at Harvard through a custom designed leadership program. As part of this fellowship, she founded She Builds Cities, a website where she showcases female city builders, people she has admires within the profession. She also leads Metrolinx’s network for women in management, which includes a mentorship program.

“I have formally and informally mentored younger women, older women, I have been mentored myself – I’ve been reversed mentored by younger women, which is refreshing,” she said. “Coaching, sponsoring, those are all things that are important. In my career, I had many mentors…men and women!”

Woo celebrated her 10-year anniversary at Metrolinx this week.

CEO Sidewalk Labs answers Toronto’s questions

Back in October it was announced that Google’s sister company, Sidewalk Labs, in collaboration with Waterfront Toronto and the Canadian federal government, was chosen as a partner to create an innovative city hub in Toronto, coined Quayside. 

Sidewalk Labs will be helping develop “a new kind of mixed-use, complete community” on 12-acres of unused Waterfront property. The aim is to use new technology and sustainable practices to address urban problems. They claim this new “smart” will help improve economic growth and bring international attention to Toronto.

Dan Doctoroff, Chairman and CEO of Sidewalk Labs, answered questions from the public about the project on Reddit. A lot is still unknown, but here were some of the big, and quirky, questions**:

Question: What is the timeline for this project, when do you hope to break ground, and are there plans to have mix use housing? 

Answer:  Great questions. The only timeline right now is the year-long community planning process that we launched with the Town Hall on November 1. We’ll be releasing the formal engagement plan in early 2018. At the end of this process, Sidewalk Labs, Waterfront Toronto, and the local community will determine whether we should proceed.

As for mixed-income housing — I answered that above but it’s worth repeating. We are strongly committed to making Sidewalk Toronto affordable and accessible to people with a range of incomes, ages, and abilities. We also believe strongly (this is in our RFP response) that mixed-income housing should exist within buildings.

What can you and your company do to ensure that there will be housing available for all kinds of families from various income brackets?

Right from the very beginning of this project, we and Alphabet have committed to making Sidewalk Toronto representative of the socioeconomic characteristics of the greater Toronto area. As a result, we think one of the great opportunities is to figure out ways to make housing more affordable to far more people than is typically done in new developments.

We’re looking at new types of buildings that can reduce construction costs; new approaches to making buildings more adaptable, which can lower cost; and innovative financing programs to make housing more affordable. I was very proud in New York to have led the development of a housing plan that created or preserved 165,000 units of subsidized housing over an 11-year period of time and would hope we can adapt some of those approaches to Sidewalk Toronto.

I was wondering if you can comment on what it is about Toronto that is unique or unprecedented when it comes to urban planning?

We have studied the idea of building a neighbourhood of the future since I formed Sidewalk Labs, in partnership with Larry Page, in 2015. Since then we’ve looked all over the world for the perfect place to bring that vision to life — and we found it in Toronto. Toronto is unique in its incredible diversity and openness, its rich legacy of urbanism, and its rising tech sector. It’s also suffering the problems facing many growing cities around the world, such as affordability and sustainability, which makes it the perfect place to explore new ideas to improve urban life. We did a tremendous amount of research on Toronto while preparing our vision response to Waterfront Toronto’s RFP — and we look forward to getting to know the city even better this year.

With the challenges that Toronto faces to transit and moving people across its sprawling “downtown” – coupled with Quayside’s somewhat remote location – how do you see Quayside attracting people from outside of the bubble to come visit/work/play?

A second core assumption that we made right from the beginning is that this would never be a bubble! It should be fully integrated into the fabric of the metropolitan area. We’ve done a lot of work thinking about the ways that this site — which sits on the water, separated by the Gardiner from the rest of downtown — can be stitched together into Toronto’s existing neighbourhoods. That includes potential expansions of mass transit, new forms of shuttles (over time potentially using self-driving technology), heated bike and pedestrian paths, and other ideas. We also believe some of the approaches we pilot here, including using technology to manage flows of pedestrians, cyclists, transit vehicles, as well as cars, can be applied more broadly in other Toronto areas.

I would love to see some of this area opened up to a low-tech thing – fishing. Are there any plans to include a fishing node or assess areas for fishing the new harbourfront areas? 

Having spent a day last week fishing and having caught nothing, that’s a sore subject right now! I think Fishing as a Service would be a great thing to include in Quayside. (Promise I’m joking.)

Your point is really about waterfront access for the local community, which is a great one. Many Torontonians feel disconnected from the water by the Gardiner Expressway. One of our goals is to support the city’s plans to stitch together the waterfront with downtown neighborhoods, and we’ll be exploring many potential ways to improve access via transit or other means (I mentioned some of them in another answer). We’re also big fans of the recently launched Bentway project (Waterfront Toronto is a project partner) to create a lively public realm beneath the Gardiner and help draw people down toward the waterfront — to fish or otherwise.

What is the first structure you plan on building?

A statue of Jane Jacobs? The real answer is we don’t know yet. What would YOU like to see us build first?

How can I have a job with you?

That is the question I get most often! The truth is, we can’t achieve our goals with Sidewalk Toronto unless we create an organization that combines skills that no single company has ever had. We are looking for people with experience in government, product and engineering, real estate development, business development and investment, communications — and others. Some members of the civic policy community are concerned that giving a private agency greater control over municipal space will result in reduced public ownership and oversight of regions of the city. How will Sidewalk Labs ensure that its activities are transparent, accountable, and that its outcomes serve the people of Toronto – as opposed to financial interests of Alphabet/Google? 

Answer: The short answer is we don’t see this as a private entity controlling this. We see this as a robust partnership with the public sector. Many of the staff members of Sidewalk Labs (including myself!) have spent much of their careers working in local government, and we believe strongly in its power to improve the lives of people in cities.

We also believe strongly in transparency, which is why we’ve been releasing documents at the Sidewalk Toronto site as often as possible, as does our partner, Waterfront Toronto, which will be taking the lead on making records of open meetings publicly accessible. Rail Deck Park to add attractive green space to the downtown core

It’s was almost a year ago the City of Toronto announced their intention to create the Rail Deck Park. Movement is now underway in addressing the proper funding plan and proposal of this new green space in the urban Toronto area. The park is expected to be a sprawling 21-acre green space in the heart of the city, built above pre-existing transit lines that stretch from Bathurst Ave. to Blue Jays Way.

Over the past few years, Toronto has seen a rise in condominium construction and with that construction comes a thirst for public spaces where families can play and enjoy the sunshine. In other words, a little oasis in the downtown core. Mayor John Tory’s support of the park is something he has been open about and he hopes to see this project become a reality.

Speaking at a statutory public meeting on Sept 25 at City Hall, the mayor said, “I believe this is a bold idea and I’m going to tell you with every ounce of determination that I have: It will be built.”

This November, an official funding plan will be presented at City Hall. The funding and construction plans for the park so far is unclear. The mayor is, however, confident that a big portion of the private sector will cover the cost. So far the estimated cost of the park is approximately $1.05 billion.

The official funding plan will make the steps clear to the public. The park represents the challenges of living in an urban space and making use of city building. This structured city planning will help for future developments that will arise in the city. The unused air space above the park is, however, owned by a mix of private firms. Procurement of these air rights will be negotiated or expropriated by the City of Toronto if necessary.

The mayor has previously compared the Rail Deck Park to places like Central Park in New York City, Millennium Park in Chicago, and other global parks under construction — including the 26-acre Hudson Yards public plaza in New York City.  These sites of inspiration imply the park can be a major tourist spot while making the downtown area more appealing and liveable for residents.

This park will add trees, water features, public art, relaxation space, and more. Residents in the city will finally have a space within Toronto’s concrete jungle to connect and relax. So it’s time to sit back and relax as the city is on the path to adding this snazzy new addition

What’s with the animal-themed parks in Toronto?

Toronto’s parks are transforming to appeal to animal lovers — and it turns out there are a ton in this city. First, the Berczy Park Revitalization features man’s best friend and now, the same architect said he may create a cat-themed park near Front St. West.

Berczy Park/Plaza is centered around a giant tiered fountain surrounded by 27 dog sculptures. These puppies shoot jets of water out of their mouths into the fountain towards the giant golden bone sitting at the top of the structure. There is plenty of seating space and enough greenery for families, and their canine friends, to roam.

The trees were planted using Silva Cell technology, a suspended pavement system that supports large trees while providing storm water management at the same time. This allows Toronto to support the growth of plant life in an urban setting.

The fountain within Berczy Park has received a lot of attention in the media. While some people love the quirky concept, others feel it isn’t sophisticated enough for this city. Either way, people have crowded around the fountain day and night (it lights up when the sun goes down) to enjoy the public space. It creates a fun and whimsy atmosphere that can’t be found anywhere else in Toronto.

That is until architect Claude Cormier gets his hands on the mega development at Front and Spadina.

It is rumoured that Cormier has a plan for a cat-themed promenade. There are few details available. The only information publicly available is that Cormier will work with the other developers and architects to create a new green space as part of the mixed-use project…and that feline sculptures may be involved.

Not everyone will be thrilled with this concept, but honestly, anything that creates a space for people to enjoy each others company in the outdoors is a win for Toronto.

Canada remains dedicated to Paris Agreement despite U.S. decision

The Paris Agreement has been making headlines worldwide after the Trump administration removed themselves from the Paris Climate Agreement and ignited world-wide criticism. Though the United States seems to be doomed to a coal-filled future, where does Canada stand when it comes to Paris Agreement goals?

As it turns out, Canada has a lot of work to do in order to achieve the objectives set out in the Paris Agreement, but remains dedicated to the accord. When the U.S. dropped out of the Paris Agreement, not one other country followed suit and Prime Minister Trudeau went as far to release a statement criticizing President Trump’s decision: “We are deeply disappointed that the United States federal government has decided to withdraw from the Paris agreement,” Trudeau said. “Canada is unwavering in our commitment to fight climate change and support clean economic growth. Canadians know we need to take decisive and collective action to tackle the many harsh realities of our changing climate.”

It appears the Canadian government understands climate change is an important issue, but is this country doing enough to combat the devastating effects of carbon emissions? The Columbia Institute, a non-profit dedicated to research and building sustainable communities, released a report card assessing the federal government’s climate change achievements and outlining which areas need improvement. According to the report, entitled Top Asks for Climate Action report,  as of 2015, Canada ranked 58 out of 61 countries for climate protection performance. The government has met certain climate change goals by implementing a national price on carbon, establishing a national transportation strategy, and offering dedicated funding to public transit in its municipalities. Alternatively, things Canada needs to work include setting greenhouse gas targets that would meet the requirements of the Paris Agreement, eliminating subsidies to fossil fuel industries, and moving towards renewable energy instead of locking the economy into a high carbon path.

The next step would be for Canada to adopt science-led and legally binding greenhouse reduction targets and follow best practices of countries like Finland, Denmark, the United Kingdom and Mexico. As a part of the Paris Agreement, the United Nations Framework Convention on Climate Change Convention (UNFCCC) mandates nationally determined commitments by 2020. Canada’s current targets do not meet the Paris Agreement standards, and these new objectives would need to be set at 50 per cent below 2005 levels by 2030 from the current standing goal of 30 per cent.

South of the border, the Trump government announced on June 1 the United States wouldn’t remain in the Paris Climate Agreement, citing the accord as ‘unfair’. Ignoring the pleas of many U.S. stakeholders, Trump instead offered to renegotiate the terms. The European Union outright refused to engage in negotiations. Instead, the EU plans to bypass the federal government and work directly with U.S. businesses, governors, and mayors to keep up with the climate change commitments.

Though this decision is devastating from an environmental perspective, it opens up key opportunities for Canada. If the U.S. is solely dedicated to promoting fossil fuels, the clean technology sector is ripe for the taking and Canada has the option to become a leader in renewable energy. Since there are only three countries in the world that haven’t signed the Paris Agreement (Syria, Saudi Arabia, U.S.), there are a lot of stakeholders looking for ways to implement clean technology and the green economy will only grow from here.

Though the U.S. has made a critically bad decision to leave the Paris Agreement, Canada and the rest of the world remains dedicated to slowing climate change and saving planet earth. Trudeau is leading the country towards becoming one of the more sustainable places to live in the world, but a lot of work remains. If Canada does set concrete greenhouse reduction goals that match targets set in the Paris Agreement and then actually implements them, the country will be well on its way to trying to combat the inevitable pollution caused by our climate-change-denying-neighbour down south.

Speak up parents and stop being passive-aggressive!

One of the more difficult aspects of having school-age children is making friends with other parents. If you are the right age, with the right job and the right haircut, perhaps it is fairly easy, but if you live by the beat of your own drum, it can be difficult to mesh with other ‘more traditional’ and occasionally passive-aggressive parents.

There is nothing like bonding with other parents or watching as your children make friends and attend play dates. The test is what happens when your children’s relationships go sideways. For example, how do parents react when one child gets into a fight with another? What if you have a different parenting style?

As a mom, I’ve noticed that instead of confronting parents directly, they opt to avoid speaking with one another and try to avoid the awkwardness of confrontation. This ultimately leads to a lot of confusion and frustration.

I don’t think that mothers are aggressively protective over their children, and therefore will be prone to violent behaviour if another parent brings an issue to their attention. And yet, what I am seeing first-hand is parents shying away from confrontation all together and opting for a more passive-aggressive approach. Have you ever tried to plan a playdate and the other parent is suddenly ‘too busy’? Or the other child is sick all the time out of the blue? Don’t kid yourself, you and your child are being ditched. It appears we haven’t left high school after all.

As mature adults, it is no longer heart-breaking to learn someone doesn’t want to be your friend. Over the years, we all learn to accept that some people like us and some don’t. The issue with the passive-aggressive approach in dealing with other parents is what it is teaching our kids. In school, children are traditionally taught to confront their issues and solve problems in a fair and respectful manner. When parents don’t treat each other the same way, this causes confusion for children and can even extend to bullying on the playground between the two children whose parents don’t get along.

Canadians are known for being polite almost to a fault. We simply don’t thrive off unnecessary confrontation and will go lengths to avoid it. There are certain times though, when a discussion is absolutely necessary and avoiding confrontation is more disrespectful than dealing with a problem. When it comes to our kids, we need to speak up in a courteous and controlled way and teach kids to manage their issues instead of avoiding them.

Another potential factor for avoiding issues between parents could be the pressure of trying to be a part of a community in a large city. It is difficult to connect with others when living in a large metropolis and thriving in a school community becomes a lifeline for many parents. That’s where they find family friends. Perhaps there is a ‘cool’ factor to not being confrontational, but the reality is avoiding issues altogether will have more long-term damaging effects on kids and parents in tight-knit urban communities.

It is time to SPEAK UP PARENTS! By breaking through the false glass ceiling of fake compliments and passive-aggressive avoidance, perhaps issues will actually be solved and children will really learn how to treat one another. Being polite only goes so far, and telling the truth is almost always better than the alternative. As parents, we need to practice what we preach and treat each other as kids are expected to be with each other.

It is time to be truthful and ditch being ditched. As a mom I’m ready for this change, are you?

Going green in Toronto with these community apps

Toronto is growing to be an environmental city with greener buildings, more emphasis on city cycling, and vegan restaurants popping up everywhere.

Alongside the new green trends sweeping across the urban landscape, apps that focus on sustainability and green initiatives are gaining in popularity as well. From biking apps to basic trading, there are many different ways to engage with your digital environmentalist side. Women’s Post has compiled a short list of interesting and revolutionary apps below:

BIKO

BIKO is a new cycling rewards app that recently launched in Toronto after having success in Bogota Columbia, Mexico City, Vancouver. For every kilometre cycled, the app will give one ‘biko’ point. Potential prizes you can receive with these ‘biko’ points include free coffees, beer, helmets, cycling parts, and discounts at partnering restaurants. The rewards are relatively easy to obtain, especially if you are a commuter cyclist, as exemplified by a free Jimmy’s coffee that costs 10 Biko points. The app also offers cycling maps across the city and you can record your cycling routes to share with other friends who use the app.

My City Bikes Toronto

This cycling app is useful for beginner cyclists and offers several links to cycling maps in Toronto, biking rules, and bike stores where equipment is offered. It also offers cycling paths specific for families, road and commuter paths, and safe paths for women to travel on at night.

Bunz

Bunz is a community sharing app where you can trade an item in exchange for another. The app is extensive and offers trades for items, a chat link to let people know about events in the city, job offers, and helping people with volunteer opportunities. It is a great way to connect into Toronto’s urban community and to find anything you need without an expensive price tag attached.

Live Green Toronto App

Live Green Toronto is an app that uses an interactive map to help people living in the city find green businesses easily, while updating to find the best ‘green deals’ available. Live Green also pledges to plant a tree every time 20 deals are claimed, which is a positive initiative towards living green in the city. It also provides green business owners with a way to reach more customers through the app.

Ontario Nature Forest Foraging Guide

The Ontario Nature Forest Foraging Guide is a fantastic fit for nature lovers who want to teach themselves and their families about the various types of plants and trees in Ontario. It provides information on how various plants and trees grow in each season, and whether they are edible or not. A few of the plants including burdoch, willow, yarrow, and birch. It offers pictures of the plant and where to spot it as well. Definitely a cool app for people who love looking for plants and trees in the forest.

There are many sustainable apps and these are a few options that are specifically being used in the Toronto area. Whether it be cycling, re-using items, or hiking in the forest, trying to engage in as many environmental activities when living in a large city is essential to keeping the world clean!

Rail deck park is still on the table, but how to fund it?

Rail Deck Park is still on the table for Toronto, as the city debates whether the one billion dollar price tag on the 21-acre park is plausible.

Toronto Chief Planner Jennifer Keesmaat moderated an urban planning symposium, held by the Urban Land Institute Toronto (ULI) Tuesday, that discussed the implementation strategy for the controversial park project. In the fall of 2016, the city announced they would prepare a strategy to build a park between Bathurst St. to Blue Jays Way. The Rail Deck would use airspace above the railyard in downtown Toronto and close up a gap that divides the downtown area and makes it less walkable.

The park is controversial because it is incredibly expensive to build, estimated at one billion dollars as a starting point. That price tag doesn’t include the cost of purchasing the air rights over the rail deck, which is a necessity. A developer has already signed an agreement for air rights over the space and isn’t willing to go down without a fight. The city will have to work hard to obtain the space to create a park in downtown Toronto. It is a worthwhile venture though. It would be one of the city’s last chances to create a large green space downtown as open space becomes increasingly rare.

According to a November Forum Research Poll of Toronto residents, 51 per cent of respondents supported the proposed park and 38 per cent opposed it. Not surprisingly, 46 per cent of respondents felt that the space should not be paid for with public dollars. Though there are several issues remaining on how to budget the rail deck park, Keesmaat has confirmed there is already $350 million invested from developers that is earmarked for public space.

The Rail Deck Park is an ambitious, but worthwhile project. Green space in the downtown area promotes healthy tourism and is relatively simple to upkeep. It also provides Torontonians with more outdoor space, and a carbon sink in the middle of an area full of pollution. Hopefully, the rail deck park can become Mayor Tory’s legacy, and it will be enjoyed for generations to come. Until then, it will be interesting see if the funding can be found.

Light shawls: Keep your blazer in the closet and instead throw on a light shawl or kimono. These are great for the workplace where the air conditioner or heater reigns supreme. Why isn’t Metrolinx developing above Crosstown’s Avenue station?

Developing alongside transit lines and creating urban density is a necessity when building a growing city. It ensures that transit corridors will be used and simultaneously provides people with much-needed places to live in neighbourhoods with a strong sense of community. It is a win-win right? For Metrolinx and Terranata Developments Inc., it appears not.

Metrolinx recently rejected Terranata’s application to build a 15-story condominium over top of the Avenue Rd. station on the Eglinton Crosstown LRT line. Terranata was willing to offer millions up front to Metrolinx and work flexibly with the province to build both the station and development. However, Metrolinx is focused on transit-oriented development (TOD), which requires certain agreements to be put in place before approving an application.

According to Metrolinx, the Terranata proposal didn’t meet those transit-oriented guidelines for development along the transit corridor. For example, the development must have the support of the local municipality, should have no impacts on the delivery time of the project, and have no negative impacts on the budget of the project. The proposal by Terranata would have benefited the project’s budget, but it didn’t comply with the other two guidelines, specifically it would have delayed the building of the project by at least a year.

Terranata asked to build above the LRT line last spring, but the shovels hit the ground for the Crosstown LRT in early March. Though Terranata applied for the air space above the station before the station began construction, obtaining municipal support for the development had yet to happen. It didn’t help that Terranata wanted to build 15 stories high, which exceeded zoning bylaws. Terranata has since appealed the decision to the Ontario Municipal Board (not an organization with the fastest track record). From Metrolinx’s perspective, construction of the development could potentially delay the scheduling impacts on the delivery of the LRT. Terranata, on the other hand, wanted to give Metrolinx access to their property as a construction staging area, which may have benefited both parties.

Metrolinx remains interested in pairing transit construction with city development, but it isn’t their central focus. For the transit agency, it is more important to get the line built and promote commercial development and infrastructure near the transit corridors. Metrolinx has approved proposals by the Country Wide Homes at Crosstown’s Leaside Station and Build Toronto at Crosstown Eglinton Station. Though these projects were approved by Metrolinx because they fit the criteria, perhaps Terranata should have been given the opportunity to at least gain approval on part of the city.

It is clear that the merging of city building and transit has its challenges in Toronto. Toronto needs to re-evaluate how it builds. Soon, the city will no longer be able to build outwards, and will have to develop high-rise building to compensate for the growing population. Planning for the future is imperative, and building above transit corridors or subway stations is exactly what the city should be considering. And it can work — it’s being done now with the Rail Deck Park.

The case of Terranata has been in the media a lot lately, which is causing a lot of people to wonder about the hoops developers must jump through to gain approval.  City planners and Metrolinx have expressed a commitment to development and density, but when will they plan on acting on it? It’s all still in the air.
